In accordance with French Law n° 2004-575 of 21 June 2004 on confidence in the digital economy (LCEN)

4 bis. Nature of activity and regulatory status

Ascend Invest is an independent advisory firm providing intelligence, analysis and orchestration services in connection with cross-border real estate. Our activity falls under business consulting (conseil pour les affaires et autres conseils de gestion — NAF code 70.22Z) and does not constitute, in any form, the activity of:

• Real estate agent or broker (agent immobilier) — Ascend Invest does not hold a professional card (carte T or carte G) under the French Hoguet Law n° 70-9 of 2 January 1970 and does not exercise any regulated real estate activity in France. We do not list, sell, rent, or hold mandates for properties.
• Financial investment advisor (Conseiller en Investissement Financier — CIF) — Ascend Invest is not registered with ORIAS as a CIF and does not provide advice on financial instruments within the meaning of Article L.321-1 of the French Monetary and Financial Code.
• Insurance or banking intermediary (IOBSP / IAS) — Ascend Invest does not act as an insurance broker, banking intermediary, or payment service provider.
• Asset manager (société de gestion) — Ascend Invest does not manage client assets, portfolios or funds, and never holds or handles client funds.

Our services are strictly limited to: market analysis, risk assessment, structuring advice, coordination of independent licensed professionals, and editorial content. All transactional acts (acquisition, sale, financing, structuring) are executed by licensed local professionals (notaries, lawyers, real estate agents, tax advisors, banks) who alone bear responsibility for their respective scope of intervention.

4 ter. Cross-border services and applicable law

Ascend Invest operates internationally and may discuss real estate markets located outside of France. In all cases:

• Any real estate transaction outside of France is governed exclusively by the laws and regulations of the jurisdiction where the property is located.
• Local licensed professionals (real estate brokers, notaries, lawyers, tax advisors) are engaged separately by the client in accordance with the requirements of the relevant jurisdiction.
• Ascend Invest's role remains advisory and orchestrative, and does not extend to the practice of any regulated profession in a foreign jurisdiction.
• Ascend Invest makes no representation or warranty regarding the legal, tax or regulatory framework of foreign jurisdictions, and recommends that clients obtain independent local professional advice before any transaction.

4 quater. Client engagement and written agreements

No advisory or consulting service is provided by Ascend Invest without a prior written engagement letter (lettre de mission) signed by both parties, defining:

• The exact scope and deliverables of the mission;
• The duration of the engagement;
• The fees, payment terms, and any third-party compensation disclosure;
• The limitations of liability and applicable jurisdiction;
• The confidentiality obligations of both parties.

No information, exchange, communication or content published on this website constitutes an engagement, an offer of service, or a contractual commitment from Ascend Invest. Verbal exchanges, email communications or preliminary discussions do not create any contractual obligation in the absence of a signed engagement letter.

9. Severabilityand entire agreement

If any provision of these Legal Notices is held to be invalid or unenforceable under applicable law, the remaining provisions shall continue in full force and effect. These Legal Notices, together with our Privacy Policy and any signed engagement letter, constitute the entire agreement between Ascend Invest and any user or client of this website.
