About Ascend Invest
We help ambitious investors structure and access international real estate across selected markets, with a family-office approach to risk, jurisdiction and wealth preservation. We are not brokers. We are not fund managers. We are an independent intelligence and structuring practice.
Neither. We operate as an independent advisory practice. We don't sell properties and we don't manage assets. We help you identify the right market, structure the right vehicle, and coordinate the right local partners, so you can make informed decisions and execute with confidence.
Traditional wealth managers focus on financial products. We focus on the real estate decision itself — the market, the legal architecture, the fiscal structure, the risk. We work alongside your existing advisors, not instead of them.
Selected Markets
Spain, Portugal, Miami and New York were selected for their legal accessibility, market depth, long-term fundamentals and our ability to deploy a trusted local network. We don't cover markets we can't operate in with precision.
Our current focus is on these four markets. If you have a specific market in mind, contact us. We assess requests on a case-by-case basis and may be able to refer you to a trusted partner.
Through our proprietary Risk Engine, a scoring framework that evaluates legal risk, fiscal exposure, liquidity, political stability and exit conditions. Every mandate begins with a Risk Memo for the target market.
The Process
It starts with a discovery call to understand your profile, objectives and timeline. We then produce a Risk Memo for your target market, propose a structuring approach, and coordinate execution with local partners. The level of involvement depends on your needs.
It varies by market and complexity. A straightforward acquisition in Portugal can take 3 to 6 months. A more complex cross-border structure in the US may take 6 to 12 months. We will give you a realistic timeline at the outset.
We coordinate the full process. From market analysis and structuring to partner coordination and execution oversight. We do not act as your legal representative or notary, but we work closely with those who do.
Fees
Our advisory work is paid directly by you, on a fixed-fee basis agreed in writing before any engagement. For international acquisitions, we may also receive a consulting or referral fee from the local partners we connect you with — always disclosed in advance, and never affecting the price you pay. It depends on the geography. For real estate located in France, we are strictly fee-only and never receive any third-party remuneration. For international transactions, we may receive consulting or referral fees from the vetted local partners we work with abroad. In all cases, the exact nature and amount of any third-party fee is disclosed to you in writing before we make any introduction. We never receive remuneration from product providers, banks, insurers or sellers of properties — only from our long-standing partner network, and always with your full visibility. Every engagement begins with a written fee disclosure: who pays us, for what, and how much. If a referral fee is involved on an international transaction, you see the amount before we make the introduction. You always retain the right to choose a different partner — or to engage us on a pure fee-only basis with no referral involved. Transparency isn't a feature of our service. It's the foundation. Events
