You should know exactly how we are paid : by whom, for what, and how much. Below is the full breakdown.
Most international real estate intermediaries earn commissions of 3 to 5% on transaction value — often hidden in the price.
We don't work that way.

Paid by you
For our advisory work, we are paid directly and solely by you. No commission, no referral fee, no third-party remuneration is ever received in connection with our advisory mandates.

Paid by our partners — fully disclosed
When we coordinate a complex international transaction, we may be compensated by professional partners — notaries, tax advisors, structuring lawyers — for the coordination work and due diligence we perform on their behalf : preparing client files, conducting jurisdictional analysis, running fit-for-purpose assessments before introductions.
This compensation is always for advisory or coordination work performed, never a finder's fee tied to a real estate transaction outcome.
→ Disclosed in writing. Before any engagement, you receive a written disclosure: who pays us, for what, and how much.
→ Never increases what you pay. The compensation comes from the partner's standard remuneration for the coordination work performed. Not from an additional charge on your side.
→ Never replaces our judgement. We work only with partners who pass our due diligence. Never because they pay more.
→ Always optional. You retain the right to engage us on a pure fee-only basis with no third-party compensation involved.

A specific rule
For any mandate involving real estate located in France, we operate strictly on a fee-only basis. No referral fee. No commission. No third-party remuneration. You pay us directly, and that is the entirety of our compensation.
What we never accept
Product commissions
From banks, insurers, fund managers or any financial institution.
Seller-side fees
From property sellers, developers or anyone with a stake in pushing the transaction.
Performance fees
Tied to transaction outcomes, capital deployed or asset performance.
Hidden incentives
Any compensation that is not fully disclosed to you in writing.
